Our Methodology
Project Orientation

General project requirements and verify understanding of the project. This review includes spatial and functional requirements, adjacency and growth issues, budgets, and design aspirations of the project.

Schematic Design

Based on the building documents and provided programming requirements, the following schematic design concepts will be provided:


Efficient space planning which would fulfill programming information for adjacencies, growth requirements, and general design direction as required. The plan(s) may be presented as blocks of space or detailed wall and/or partition locations as required.
   
Develop preliminary finishes, lighting, millwork, and design elements for review, adjustment, and approval. Informal presentation(s)will be conducted, including sketches and product samples as required.

Preliminary Budgeting

Based on approved schematic design concepts, a budget may be developed that can be updated and reviewed on a continuous basis during the design process as required

Coordinate with client or client’s representative, contractors, and suppliers to create a construction budget.
   
Coordinate with client or clients representative, contractors, and suppliers to create furniture and/or equipment budgets.

Design Development

Based on approved preliminary schematic design and/or budget requirements, the project may be further developed to provide the following information as required.

Refine floor plan layout incorporating all review changes and additions.
   
Develop interior detailing, reflected ceiling/lighting plan(s), custom millwork, and elevations for review, budgeting, and approval.
   
Select finishes and furnishings and develop specifications. Existing furniture and equipment to be reused may be determined and documented for repair/refurbishment and future location.
 
Select—and locate on plan—artwork, accessories, signage, and plantings and develop specifications.
 
Formal or informal presentation(s) of all plans, details, elevations, budgets, specifications, furniture, finishes, etc., for review and final approval prior to preparation of final documents.

Contract Administration

After completion of construction documents, the following contract-administration services may be provided:

Issuance of contract documents for architectural review and contractors for permit-application purposes.
   
Coordinating with dealers, and/or suppliers to review submittals, scheduling, deliveries, and/or organize move.
 
Attending progress meetings and visiting the site for a construction schedule or for clarification purposes.
 
Coordinating and participating in final walk-through and prepare punch and dealer deficiencies at project completion.
 
Conduct post project review to assess the project.
